This villa is located on a plot of round about 2500 m 2 and is complete with private swimming pool, which can be heated (season 2016). The villa offers three bedrooms, two bathrooms, internet access and air conditioning. On the Rocks is suitable for six or seven people and is beautifully situated on the outskirts of the beautiful village of Malves en Minervois, near the historical city of Carcassonne and the famous Canal du Midi. The luxury, modern villa is located on a higher, unique location on the south and offers absolute privacy and tranquility. The villa has a spacious garden and two terraces where you can enjoy the sun and the shade.

You enter this villa (165 m ²) through the entrance. The spacious living room with a white laminate floor is equipped with a modern seating area with flat screen television with satellite (French channels) and a DVD player. There is a spacious dining area with a large table and a kitchen with modern décor.
The fully equipped kitchen offers induction hob, steam oven, microwave, dishwasher, refrigerator, freezer, Nespresso and Senseo coffee machine. There are plenty of kitchen utensils to use for cooking. This villa offers internet.
There are also a washing machine, dryer and ironing board present.
There is a total of three bedrooms and two bathrooms. Bedroom 1 is a large bedroom (21 m²) equipped with a double bed (2x90x200cm) with double duvet and a sofa bed for one person. The second bedroom (22 m²) is also equipped with a double bed (2x80x200cm). Bedroom 3 (11 m ²) has two separate single beds (90x200cm) with duvets. In total there are two bathrooms. One bathroom is “en suite”. Both bathrooms have a nice shower, in one of the bathrooms there is a double sink and a toilet. The other bathroom has a single sink. There is also a separate toilet.
In the beautiful enclosed garden of more than 2000 m2 you will find the generous private swimming pool. In the back and in front of the villa there are terraces with seating areas. On the terrace in the garden is a pergola where you can sit and eat in the shade. There are 6 loungers provided and under the terrace (which can be covered-up) there is a dining table with 6 chairs. In the front of the villa there is also a dining table with 6 chairs and a lounge set with sofa. A BBQ is available.
The villa is surrounded most of it by lawn with hedges and all kinds of mediterranean plants and also offers beautiful views of the countryside and vineyards. If the weather is clear you can see the Pyrenees in the distance. There is a carport where you can park your car. The ground can be reached by an automatic gate.
The pool heater will only be turned on at the request of the tenant at the price of € 45,00 (travel costs and turning on and off).
On the Rocks is located on the outskirts of the village Malves en Minervois, 400m away from the centre. The village Malves en Minervois is situated 12 km from the historic city of Carcassonne in the Languedoc-Roussillon. At a 5 km drive you will find the village Trèbes, a picturesque village with nice restaurants where the Canal du Midi with the typical sluices flows.
Malves en Minervois is surrounded by the beautiful landscape of the Minervois region with the vineyards and forests. Carcassonne airport where Ryanair has a scheduled service, is 15 km away. The distance to the beach is about 75 km.
In the village there is a bakery and grocery store just at a 500m distance from the villa. The nearest supermarket is 3.5 km away.
